The Gold Coast is back and it is being led by the very top of the market. In the major play Chinese powerhouse Wanda is releasing the third tower of its $1 billion-plus Jewel development at Surfer’s Paradise.
But it is not alone. Chinese developer Forise is also launching super-tall tower called Spirit that will tower 20 storeys above current landmark Q1.
And the developer of that tower, Sunland, is getting back into the market, snapping up a Hedges Avenue waterfront site with plans for a 40-storey tower.
Along with stratospheric views (and prices for the top abodes), each of the developments is pitching its own unique features.
Wanda is offering what it calls the country’s first around-the-clock concierge in a residential tower, and more than 120 people have already registered their interest.
Wanda Ridong director Baron Li said the bespoke 108-apartment luxury tower was on track to become the most exclusive address on the Gold Coast, and the penthouse could go for more than $10 million.
It will boast panoramic views from Burleigh Heads to South Stradbroke Island, and the concierge service is tipped to appeal to global high flyers.
“The 24-hour concierge will be housed in Tower Three’s private lobby, so no matter the time, residents of these 108 apartments can simply pick up the phone and get whatever they want,” Mr Li said.
“From something as simple as a midnight ice-cream craving or finding a rare bottle of wine for a dinner party they’re throwing, through to something a little grander like organising a chopper ride over the coastline for a special date, our Tower Three residents will be able to call on the concierge day or night, to take care of their every whim.”
The release is pitched as the most exclusive portion of the triple-tower resort, which sports its own private beachfront entrance and will not allow holiday letting, to ensure residents can retreat from the world below.
Wanda International real estate marketing director Michael Purefoy said it was the kind of offering that was de rigeur in places like Mercedes House apartments in New York’s Hell’s Kitchen, or The Mark Hotel’s residences on the Upper East Side of Manhattan, but has not been tested in Australia until now.
“Right from early stages of the Jewel design, we wanted to do something remarkable and totally unexpected for Tower Three as it held such a commanding position and viewpoint, and we think we’ve created something that’s taken the entire concept of luxury living to the next level,” Mr Purefoy said.
Tower Three will launch next month with a pre-launch period for registered parties starting today. “We believe the amenities on offer will soon become a requirement for all luxury developments going forward,” he said.
Prices for three-bedroom apartments on the eastern corner of Tower Three, which offer panoramic 180-degree views, and range in size from 202 to 270sq m, start from $3,982,000.
Two-bedroom apartments, ranging from 139 to 165sq m, start from $2,575,000.
The one-bedroom, two-bathroom executive apartments span up to 133sq m and start from as little as $1,099,000.
The latest Wanda launch comes as international developers continue to back the Gold Coast, where about $2.4 billion has been spent on infrastructure ahead of the 2018 Commonwealth Games.
Construction has already started on the $1.1bn waterfront Forise development that will reach 291m across 89 levels, and sales are expected to start next month.
Lawyer Tony Hickey, who is the Australian spokesman for the project, says it will redefine the precinct and will also include luxury retail outlets and restaurants.
It is being pitched as the country’s tallest tower and will be capped by “the mother of all infinity pools”.
Forise started foundation works last November and will dig down 42m before tendering the construction contract.
The Gold Coast landmark is part of a global push that includes sites in Miami and New York.
Pricing is yet to be finalised but the oversized apartments are likely to cost over $15,000 per sq m.
Hickey says the tower stands out from apartments in Sydney and Melbourne as even the one bedroom units will span 95sq m and the two bedrooms will range between 130 and 155sq m. The knockout is a penthouse that will span two complete floors over about 874sq m making it one of the country’s largest. Another four floors will be reserved for sub-penthosues with each spanning a half floor. “It’s really happening,” Hickey enthuses. “The place is changing … watch this space.”
